The Keenwick Sound Homeowners Association was created to manage the common areas of the Keenwick Sound, Delaware, community. It is an incorporated organization responsible for upkeep of the community roads, swimming pool, clubhouse, and three ponds inside the community. The Homeowners Association operates this web site.

Seven members constitute the Board of Directors of the Association. The Board meets quarterly to conduct business. Business meetings are held in June at which all members can discuss the activities of the previous and coming months. Each owner of a lot in the community is, de facto, a member of the Homeowners Association.

The Board is funded by annual assessments made by the Directors. A budget is published annually in the Spring issue of the Keenwick Sound newsletter. The budget serves as a basis for expenditures during the organization's fiscal year. Funding provides for road maintenance, swimming pool operation, clubhouse upkeep, and common area maintenance, including mowing, beautification, and the shuffleboard and bocce ball courts.

REPORT COMMUNITY STREET LIGHTS THAT ARE NOT FUNCTIONING

The street lights (over 20 of them) that light up Keenwick Sound at night are paid out of the annual assessment owners pay to the Homeowners Association.

Each pole on which the lights are mounted is numbered. The number is near the base of the pole and begins with "DEC". The electricity for the lights is supplied and the lights are maintained by the Delaware Electric Cooperative.

If a light near your property is not operating, please call Diane Schoen, 302-436-2997.  Diane will contact Delaware Electric Cooperative to report the outage.  Please obtain the number recorded on the light pole before calling Diane.

 

 

 

Note from the Architectural Review Committee

Last year the Board of Directors has voted on and passed a resolution that will set fines in the event that homeowners do not follow the procedures outlined in the KSHA Covenants.  The fees are as follows:

  1. If the homeowner does not submit the proper paper work prior to starting the project and obtaining the permits the fine will be $50.00.
  2. If the situation is not corrected there will be an additional fee of $25.00 a month until the problem is resolved.
  3. If the homeowner continues to refuse to comply with the payment of the imposed fees there will be a Lien placed on the homeowner's property.
